The 1141 Executive, LLC project is a full service development project from Ashby Development that incorporated all phases of the development process from land acquisition to design/development ending with leasing and transaction management.

The 16,150 square foot office/warehouse flex building was designed and developed for six office/warehouse suites. To include a reception area, two executive offices, restroom, and warehouse area with overhead grade level door, and mezzanine office or storage areas in each suite.   A common area in-ground dock level loading dock is incorporated in the site.

The 929 Ventures Way project was an acquisition through a 1031 Exchange transaction conducted by Ashby Development.  This like-kind exchange transaction provided a unique solution to a real estate disposition problem encountered by the owners.

This 24,000 square foot building is located in the Greenbrier Commerce Park at 929 Ventures Way, Chesapeake, VA 23320.  Situated one block off of Volvo Parkway and Greenbrier Parkway provides direct access to the Greenbrier Business District and easy access to I-64, I-464, and the Oakgrove Connector positioning it in the heart of Hampton Roads.

14 office/warehouse flex units comprise the 24,000 square foot building.  The Office/warehouse spaces range in sizes of 1100 sqft, 1375 sqft, and 1500 sqft.  A typical layout for an office/warehouse unit includes a reception area, two offices, one restroom, warehouse area, and additional storage or office space located in the mezzanine area in the warehouse area.  Each warehouse space has a typical 10'x12' overhead door and personal door at the rear of the warehouse.

The WJH 2001, LLC project was a redevelopment project for Ashby Development.  The increasing market demand for office/warehouse or flex space in the Greenbrier section of the Hampton Roads MSA helped us to identify the property as one with unused land and the ability to increase value after the purchase.  At the time of purchase the site consisted of a 6,000 sqft office building with additional land for development.  Upon acquisition of the property a 9,300 sqft office addition was added to the existing structure to create a total of 15,300 sqft of office/warehouse or flex space that can be configured for a single tenant or multiple office and office/warehouse users.

Lindale Partners, LLC is a +/-10,600 square foot office/warehouse building located in the Greenbrier section of Chesapeake, Virginia.

The property consist of 2,000 sqft of office and 8,600 sqft of warehouse space. The warehouse area can be divided into two smaller units, with individual overhead doors, or combined as one clear span area.

The Lindale Partners, LLC project was a redevelopment project for Ashby Development. The increasing market demand for office/warehouse or flex space in the Greenbrier section of the Hampton Roads MSA helped us to identify the property as a value add purchase.  Working with our partner company of NAI Dominion who was identifying properties for a client, and 1333 Lindale Drive was identified as a potential lease location.  The former owner was looking to dispose of the property and Ashby Development presented the owner with a proposal to purchase the property and through NAI Dominion presented a Letter of Intent to the client.  The offer to purchase was accepted after negotiations and the NAI Dominion client accepted the Letter of Intent.  After closing on the property a complete renovation of the property was undertaken and the client occupied the property under a long term lease.

The project site is centrally located off of Greenbrier Parkway in the Greenbrier Commerce Park and provides direct access to Interstate 64, Interstate 464, and the Oakgrove Connector positioning it in the heart of Hampton Roads.

916 Corporate, LLC was acquired during the purchase of 920 Corporate Lane, Chesapeake, VA 23320.  During the site analysis of the property it was discovered that two individual parcels had been assembled to develop on office property.  Upon finalizing of the purchase transaction the two parcels were transferred into different ownership entities with a 33,000 sqft office building on positioned on 920 Corporate Lane, and 2.75 acres of development land positioned on 916 Corporate Lane.

Design and Development plans currently show up to a 24,000 square feet office/warehouse project.  The project is designed to be occupied by a single tenant or divided into smaller units of approximately 5,000 square feet.  Each unit will contain individual offices, restrooms, overhead doors in the warehouse section with 20 foot high ceiling, and fire suppression systems, with common area loading dock onsite and ample on-site parking.

920 Corporate Lane and 916 Corporate Lane was sold as a package investment disposition to a regional organization for their corporate headquarters.  Patrick L. Reynolds, CCIM with NAI Dominion handled the negotiation and sale on behalf of Ashby Development.

 

920 Corporate, LLC was acquired as a Sale/Lease Back opportunity from an international company with a strong credit rating.  In the transaction Ashby Development agreed to purchase the property at a competitive market price and upon finalizing the purchase transaction the previous owner agreed to lease the property for an extended term.  In this transaction it allowed Ashby Development to purchase a great property in a superior location and secured an international tenant on a long term lease.  The current owner and continued tenant was able to make use of capital that was in the property and transfer the responsibility of maintaining the property to the professional staff of Ashby Development.  A true win-win transaction that has benefited both Ashby Development as the new owner and the previous owner and now existing tenant.

920 Corporate, LLC is a 33,000 square feet office/R&D/Testing plus an 1,800 square foot detached fully conditioned warehouse.  The building consist of  a two story structure with +/- 21,000 square feet located on the first floor featuring a primary open main lobby and secondary lobby area, kitchenette with large café seating area, ample restrooms with locker room and showers, shipping and receiving area including two grade level overhead doors and an in-ground truck well with dock lever, private office suites, large open office areas, testing rooms, R&D spaces, and storage areas.  The +/- 12,000 second floor consist of a number of private office suites, conference rooms, open area office spaces, restrooms, and a secondary kitchenette. Facility originally constructed to design, build, and test electronic components with ample electrical supply for normal office usage.  Building layout works well for single or multi-tenant users.  Detached 1,800 square foot warehouse is fully conditioned with gas fired heaters and stand alone HVAC unit for cooling.  The building is fully covered by a wet sprinkler fire suppression system and the HVAC system consist of water source heat pumps in a closed loop with a boiler and cooling tower.

Sunstone Apartments

A 68 unit garden style multi-family community located in the Western Branch section of Chesapeake, Virginia.  Sunstone Apartments is a senior apartment project that was a development and construction project completed in 2004, by a partner of Ashby Development.  Located in the Western Branch neighborhood of Chesapeake it is a great addition to the single family home sites and detached condominums located in the area which is the western gateway community for Chesapeake and a wonderful community to take advantage of the convenient location close to shopping, activities, and transportation.

In 2014, Ashby Developments brokerage services and management company Ashby Real Estate Group was engaged by the owners to assist in the management of the project.  The -project had experienced years of under-performance and the Ashby Real Estate Group multi-family team has help to increase the occupancy to a consistent 100%, reduced expenses, and retained existing residents to reduce turn-over cost.

Retail Projects

Deep Creek Shops - SOLD
2981 S. Military Highway, Chesapeake, Virginia, 23323

Deep Creek Shops was sold as part of our disposition strategy for the property.  The site was sold to a national pharmacy chain for the development of a free standing pharmacy store.

The Deep Creek Shops project was a re-development project in the Deep Creek Section of Chesapeake, Virginia.  The 24,000 square feet retail location had been neglected and passively managed for years.  Based on the need for quality retail locations in the Deep Creek Section and the premier corner site location we purchased the property and performed a complete renovation of the property.

With the phasing of construction during the renovations we were able to retain a number of existing tenants and attract new tenants to the development during renovations.  The successful renovation of the site allowed for it to be chosen as a district office of the Census Bureau and the 2010 Census.

In 2011 Ashby Development was approach by another development group with an offer to purchase the Deep Creek Shops for the construction of national retail location which would require the existing building to be demolished.

Market timing and selective site review allowed Ashby Development to identity an underused corner retail location, re-develop the existing structure, and then dispose of the project which provided for a new and updated infill retail development adding value to the neighborhood and providing increase property values.
